Open Question: Do we need to hire a tax pro?
My husband and I bought our first condo in August. Our real estate taxes, interest, and other potential deductions for 2008 are less than the standard deduction due to buying the condo so late in the year. We do not plan to itemize. We will qualify for the first-time home buyer refundable tax credit (aka interest free loan). Do we need to hire a tax pro or is an electronic filing system like turbo tax equipt for the homebuyer credit? Our tax situation is otherwise straight-forward. No dependents or non-wage income to account for.

Open Question: Would anyone happen to know how..?
I am wondering if anyone may happen to know how I can go about finding the Owners name and phone number to a Mobile Home Park my grandmother lives in. The management will not let anyone know who the owners are or how to come into contact with them. Stupid question I know but I really need help because this place shes living in is becoming a sh*t hole and the rules here are really stupid.
This place is called...Sheffield Estates Mobile Home Community in Northwest Indiana if that may help anyone or not. I am in serious need of help here. How can I find out who owns this place?

Open Question: Can I take a real estate agent(s) to court?
Husband and I was trying to purchase a home. We contacted an agent. We (not the agent) began house hunting. We contacted the seller's agent and then contacted our agent to begin the contract. The agent decided what offer we should make. At the time, we thought it was in our best interest since he was our agent, exclusively. We waited a few weeks for the contract to be approved. By this time, the agents (buyer/seller) weren't communicating and my agent was lacking communication, so I decided to call the seller's agent to check the status. The seller's agent was confident that we would close by a specified day. I asked the agent if I should put in my 30-day notice. He told me yes. He didn't advise me that I should ask my agent nor did he say that I shouldn't be asking him. I saw no harm in asking. Well, I packed up and moved out within 30 days. We didn't close. Now my family and I are homeless because of this. We have been since the 3rd week of October 2008. We had taken money out of our 401k for a downpayment on a house that we are living off of (which was only $7000) which is now exhausted. Our agent didn't seem to help the situation, although he was upset that the other agent did that but the other agent is acting like nothing has happened. I feel like they owe us something. We have spent this money for hotel/motel expenses, food, and other related things. We have children that are affected by this. We aren't able to get the house due to errors on our agent's part. I wanted to know if I can make a lawsuit for this somehow to be reimbursed and/or for pain and suffering/punitive damages. We are in this situation because we trusted an agent. That money we used from the 401k would have still been there if we didn't need to use it and we would still have a roof over our heads if the agent hadn't told us it was okay to put in a 30 day notice. I don't know think an attorney is necessary for small claims court and I'm sure they wouldn't touch it because it's not a substantial amount of money that they can benefit from. It's harder for us to find a rental with no money.
Wow I'm glad to see that everyone says all this is my fault! I took responsibility for my action. I hope none of you endure anything tragic or unfortunate in your lives. Thanks for the support.
BTW, my daughter didn't fall on me, get the story straight, GERTIE!!! That issue is old and wasn't even a need to bring it up.

Open Question: CAN ONE SUE A PERSON'S ESTATE BEC. THAT PERSON INVADED MY PRIVACY VIA EMAIL TO MANY. HE'S DEAD NOW.?
my former boss, friend, landlord sent out an email about me. i did not find out until recently that he sent it to many people including people i don't know. he included VERY PERSONAL information about me, my health, wealth, family life, etc. he also was very critical about me.
he died in the summer, but because i was helping to clean out his personal effects, i came across a copy of the email.
he left an estate. he should have never gotten away with this! he reports to friends, acquaintances and colleagues of his, including his accountant and his internet date prospects (nearly strangers to him!) about very very very personal info including health, financial, family issues of mine.
i read a similar post which made me write this one. it was the fact that so many strangers got this email - he sent it with his AOL account.
I'm very upset he sent this note to so many strangers. he totally invaded my privacy!
i lived in his home for 3 1/2 years. i worked for him. he was my friend but this went over the line.
he died in the summer and i was so very affected by his death. i was one of his main caregivers as he was sick himself with a terminal illness.
i'm sad, but angry too that he betrayed my trust in him. the fact that my life history and issues are out there without my permission, makes me so very mad.
this person was a proponant of "electronic privacy issues", yet he violated the very same principle. hypocricy.

Open Question: How to get started in real estate?
Hi,my boyfriend (whom I live with)and I are still quite young,but we wish to become involved in real estate eventually.I am attending nursing school for labor and delivery,but its not something I want to do completely.Id like to do that and other things,not necessarily at the same time.He was going to do a trade school and learn skills for home improvement.
We first had the plan to buy a foreclosed home and fix it up,sell it and buy more foreclosed homes off the income,and just continue this process.Then we decided to further the process and our income,would be to own our own real estate company.
There is a lot involved in this process.What are your suggestions to the best way to get started and get to this point of owning.

How to get employees
What kind of employee titles do we need?
Also,if you own a real estate company or work in real estate,do you enjoy it?

Open Question: Home being left to me that has a non-transferable loan, and no death insurance on the loan, what do I do?
I had asked this question in 'Real Estate', but it was suggested that I post it here has well. Unfortunately, my Mother was diagnosed with lung cancer at the beginning of the year, in her will, she has left her house to me, where my family and I currently live as we have cared for her for years. There is a loan on the house which is through a private lender, and there is no death insurance on that loan. The loan is 'non-transferable'. She has no life insurance either. Does anyone know how it would work out? My Mom is afraid we will be homeless, seeing that our money takes care of the house as well as most of her bills, we have no savings to move. I have no answers for her....thank you for any help.
