Resolved Question: Can I back out of a purchase agreement if bank decides not to loan right before closing?
Hey, I'm in a little dilema right now and could use some advice so any suggestions are greatly appreciate. I found a house that I wanted to purchase. When I made the conditional offer, it was based upon inspection and financing that suits my needs. I had the home inspected and found several flaws in the home. We negotiated and came to terms on how we would solve the problem. Condition #1 met. My broker shopped around and found a loan based on 60 below prime that the bank approved me for. Based on my approval they worked on a commitment for me to state the terms. Once I agreed to the terms and conditions of the mortgage commitment, my realtor suggested that the next step I take is to waive the conditions in the offer which makes the offer binding. This is perfect! I have secured the home I wanted plus the financing that meets my needs! NOT! The brokerage wanted to provide additional documents for the bank after the commitment. This was understood because it was conditional. I knew all of my documents were fine, and that there would be no problems whatsoever. This changed once the broker refused to accept certain documents I had to offer such as letter of employment, paystubs and cpc contributions. Not only that, she refused to believe the company I worked for existed because they chose not to have a 411 directory listing. (Internet company) Because of all of this they decided to cancel the commitment 3 days before closing. Now i'm in a position where the market has completely changed, and the banks are not willing to offer an even slightly comparable deal for me. I'm at a loss now, there is a 10k deposit on the line here and other than the obvious with hiring an expensive lawyer, i'm not entirely sure how to proceed. Thanks for reading, and any thing you can offer would be much appreciated! I forgot to mention that the same broker came back the day after she cancelled with a NEW deal (even though she wouldnt accept my documents in the first place) but this time, at 1.64% higher. Another reason why I'm not sure how to proceed is because of the seller. The seller didn't do anything wrong at all. He accepted the offer and by doing this took his home off the market. It's been off the market for about 20 days. Isn't he going to want some form of compensation for his lost time? At the same time this is entirely not my fault either. (more...)

Resolved Question: Is this the REAL John McCain?
John McCain is a maverick senator, Vietnam veteran and former prisoner of war for 5 years in North Vietnam. In 2000, he nearly beat George W. Bush by being an outspoken, even honest politician, which stunned everybody. He also is known for crafting bipartisan approaches to issues such as smoking and campaign reform. This time around though, at 72, he apparently decided "now or never" and seems to have sold his soul, kissing up to his enemies and even abandoning his principled opposition to torture, which was based on his own POW experience. Now, conveniently, he's even claiming to be a Baptist instead of an Episcopalian, and picked a far-right Christian running mate to make peace with conservatives. It didn't look like anyone was buying it for a while there, but danged if he didn't come back and taken the lead in the race for president. McCain went from Republican front runner to 3rd or 4th in various polls, spent all of his huge pile of cash and lost most of his staff, and worked his way back to win the nomination and lead for president at the beginning of September. Now, it's not looking all that good, and the REAL test of John McCain's character will be how he responds. Compulsive Gambler John McCain loves to play craps (dice), at the $15 dollar minimum-bet tables if not higher. This has been confirmed by his top campaign aides over the years (Mark Salter and John Weaver). His longtime friend Wes Gullet says they would play in Vegas for 14 hours at a time, (10am to midnight), and that McCain is superstitious, blowing on the dice and such. It's not hard to see his love of gambling in his political choices, such as Sarah Palin for VP. All very exciting when he's gambling his own money or his campaign; but if it's America's security at stake, his gambling might be a bit less charming. That New Time Religion John McCain grew up Episcopalian. He went to an Episcopalian high school. For at least 15 years, he has been listed as an Episcopalian in authoritative directories such as the Almanac of American Politics and Congressional Quarterly's Politics in America 2008. He told a reporter from McClatchy News Service in June 2007 that he was an Episcopalian. Suddenly, in September 2007, he's campaigning in South Carolina, the heavily Baptist state where George W. Bush barely managed to stop McCain's presidential campaign 8 years ago. And guess what? McCain tells a reporter "By the way, I'm not Episcopalian. I'm Baptist." When pressed, he said he's attended the North Phoenix Baptist Church in Arizona for more than 15 years, though he has never been baptized in that church. Now see, that's exactly the problem. Baptism is kind of a big thing in the Baptist Church. (That's how they got the name.) No baptism, not Baptist. Anyway, details aside, this is one very clear indication of how McCain has changed. Now, he's just another hungry politician, happy to pander if it helps him win. Which eliminates the very reason people were excited about him in 2000 -- his honesty. Founding Member of the Keating Five Back in the old days, defendants in famous trials got numbers -- the Chicago Eight, the Gang of Four, the Dave Clark Five, the Daytona 500. McCain was one of the "Keating Five," congressmen investigated on ethics charges for strenuously helping convicted racketeer Charles Keating after he gave them large campaign contributions and vacation trips. Charles Keating was convicted of racketeering and fraud in both state and federal court after his Lincoln Savings & Loan collapsed, costing the taxpayers $3.4 billion. His convictions were overturned on technicalities; for example, the federal conviction was overturned because jurors had heard about his state conviction, and his state charges because Judge Lance Ito (yes, that judge) screwed up jury instructions. Neither court cleared him, and he faces new trials in both courts.) Though he was not convicted of anything, McCain intervened on behalf of Charles Keating after Keating gave McCain at least $112,00 in contributions. In the mid-1980s, McCain made at least 9 trips on Keating's airplanes, and 3 of those were to Keating's luxurious retreat in the Bahamas. McCain's wife and father-in-law also were the largest investors (at $350,000) in a Keating shopping center; the Phoenix New Times called it a "sweetheart deal." Mafia ties: In 1995, McCain sent birthday regards, and regrets for not attending, to Joseph "Joe Bananas" Bonano, the head of the New York Bonano crime family, who had retired to Arizona. Another politician to send regrets was Governor Fife Symington, who has since been kicked out of office and convicted of 7 felonies relating to fraud and extortion. Adulterer For a guy campaigning on family values, John McCain has broken up a lot of marriages. When he met his first wife (a swimsuit model), she was married to another man. After breaking that marriage up, she stuck by him loyally as he went off to war and was a pr John McCain's Skeleton Closet http://www.realchange.org/mccain.htm (more...)

Resolved Question: Finding someones last name... w/ partial phone, first name, and age.?
Okay... I know the first 8 of the 10 digit number (all but last 2) I know first name I know age (35) TRYING to find out last name, or last 2 digits of phone number through any means. Any free websites that this might work with? I tried Switchboard, by typing the number in with ** for the unknown variables, but it won't work. I can' just see the 100 possible numbers it could be, even using whitepages.com. This is a follow up to my unanswered question this morning trying to track down a coworker/friend I promised I'd call back... BUT I loaned my phone to my ex and to be safe I deleted the call history on it before I did so, w/o realizing this friend isn't saved in the directory yet. Figured law enforcement would be best, because if anyone knows how to track people with partial info, it's police officers. Although I know I don't have access to all their tools, I hoped maybe with all the info I have someone will know a way using what as a civilian I can access (for free hopefully!) Tried googling it already, and it didn't work. Without the full 10 digits, I get tons of useless hits that aren't even phone numbers. Even typing in "name" and "{the numbers I know}" didn't get me anything. (more...)

Voting Question: How do I discreetly ask for a title change at work?
I have a deadend tech-job at a small investment company. I want to leave, but I don't want to give that away while I do my job-search. The prob is that if companies contact my current employer, my title in the company directory will be "technical support", which will hurt my chances of getting a better job. 8yrs ago when I started pt here, that's what I was doing, but I've expanded my job duties/skills since going ft. I'd like to ask for a newer title, but since it's a small comp, titles pretty much mean nothing... so my boss may think something's up if I ask wrong. A friend suggested that I say to my boss "I'm applying for a loan and need a better title to qualify for a higher amount". I don't know whether or not that is ever true, and I'd rather lie by omission than lie directly, but I guess I'll do this if I have to. Seems like "burning the bridge" though - I'd like to stay friends. Anyone have any ideas on how to get a better title while still keeping it on the DL? Thanks (more...)
