Open Question: What are the pro's and cons of renting a house with option to buy?
I am seeing this new trend of renting a home with the option to buy. I read some info on this type of rental option and it explained that you sign a contract of an agreeable amount for the sale after a certain amounts of months. It almost sounds too good to be true. We have been working to clean up our credit to purchase a home of our own, but I know that it takes time for the paid items to reflect your credit score. We also will only be using my partner's income because I am finishing up school in May and will be able to work full time after that. I am just wondering if that would be a good option for us to look into rather then using only her credit and income since I have no recent employment history. A broker told me that he would not feel comfortable even including me in the process until I was employed full-time for a minimum of 6 months and all my items on the credit report were in satisfactory standings (referring to a good payment history on my student loans....which are not due until I am completed with my education). Open Question: Am I overreacting? Why would she act like this?
Ok so here goes: 4 1/2 months ago, I was relocated to another state (1000 miles away) my wife thought that she and the kids should pack up and leave with me, but I felt that we should get settled first. i no longer have my "2nd " job as a mortgage broker so our income is a lot less than it was. She's a nurse so I figured she should secure a job first then move with me. My problem is she never wants to come visit or anything. I have been back home 4 times and the only time she has come to visit is when my Mother bought the tickets and practically forced her to come. I have tried talking to her about it, but she insists that she is just under way to much pressure.... doing what? Our oldest is 16, and the youngest is 7... I still pay most of the bills, and I really don't feel that she is doing anything that isn't common in a marriage. Up until now she hasn't had to pay any of the household expenses, and she is now only paying utils, I still pay the mortgage and everything else. Well the reason I didn't have them move is because we have a very big mortgage, and cannot sell the home right now. And since I am able to live with a relative, we are saving money; also I felt that it was best to move after the school year ends (mainly for the 16 year old) however, I am rethinking that now. Open Question: What Do I Do??? Please Help!?
I had a horrible childhood and was taken out of my 'home' when I was 11. I lived with my friend's family until I was 18 (when I was transitioning into college and they decided to kick me out)... This led to me dropping out of college and now I owe over $5,000 for a loan I didn't even know I had and then another few thousand to FAFSA or something... I'm broker than broke and can't find a job anywhere. I was sleeping in my Jeep until it was stolen with all my belongings in it... luckily a few friends let me stay at their houses for a couple days at a time until I got intouch with my half brother... now I live here with him and my grandmother... I don't know what to do and I feel like my life is further down the sitter than it ever was. I'm not a negative person by any means but I feel stuck right now. I feel like every penny I make is going to be stripped of me for rent and loan payments... I'll never be able to open my bike shop like I always wanted to. I've recently aged out of DYFS (not really, they just told me i did and made me sign papers) so they aren't helping me anymore. Idk what I'm to do with anything anymore. Someone please help! I know that realtor fees, advertisements, home office supplies and cell phone are deductible, but what about other services used for the business? Open Question: Need some help Veterans, Home Loaners, and Real Estate brokers!?
I am a single Airman First Class stationed in japan, and I want to take out a home loan/mortgage through the VA however it looks like they won't let me do so due to the fact that I won't be occupying it while I do not have a spouse that can do so either. However they offer a chance to carry out a loan guaranty combinded with a non veteran. First off what is a loan guaranty. As a 19 year old E-3 what kind of credit score an I going to need to be looking at to get a loan between 100-200K from the VA or any other home loan lender, what kind of interest rates will I be looking at, and if I was to combine w/ a non veteran and go for the VA loan what kind of shape would their credit need to be in? Any other advice at all would be greatly appreciated! I want to make this first investment on a house and get myself into the Real Estate business since the housing market is down and it is a perfect time to buy. Does anyone have any advice Real Estate wise and please be as descriptive as possible! Thanks big time!! Due to the restrictions by the VA would it be a better idea for to me branch outside of the VA in search of a home loan/mortgage? And should I consider a joint loan? Credit, and debts are not a problem. With a guarenteed paycheck and solid income I don't see that being an issue either.. (more...)

There's one scene I remember, They are driving in his limo because he wants to see a home. They get inside and he tells her that he wants to buy the home for the two of them. Then they start dancing. i put an offer on a house signed the contrat and did everything else like get insurance, gave earnest money had inspection and apprasial and am waiting to for the closing date to come, my mortgage broker said im approved, that it is going through the loan processor now...does it still have to go an underwriter? if so what are the chances of it falling through? how long does it usually take for the loan processor and underwriter to get everything done? why would she say we were approved then? and you said we have all these other things to do..what other things? we were told they were just waiting to get the paper work back, the title company called today and said we needed to find insurance on the place, plus the real estate agent put a sold sign up (more...)
