Open Question: My rental condo is in FORECLOSURE... the bank offers me cash!??!?
hey everyone... Just got home from a 2 week vacation... I have been renting a 3 bedroom 3 bath condo in Orange County California for about 2 years now. Yesterday morning someone brought over a paper informing me that the condo went under foreclosure and I have 60 days to move... This is the first I have heard of this... you can not see the door numbers clearly on the door so maybe they have posted some papers on someone else's door and it never found the correct location, or maybe the wind, who knows.... in any case here is what happened... after finding out our home will soon be taken out from under us and checking the mailbox after our 2 week vacation and finding more info about the foreclosure im pretty sure its solid. I tried to contact the land lord MANY TIMES with no results... I have paid my $2,300 rent at the 1st of this month and the check was cashed on the 2nd... im pretty much thinking that im 100% screwed... the letters say that the condo was purchased by another Bank and not a private party or individual... this morning I get a call from the guy in charge of the newly acquired real estate who is in direct contact with the bank... He tells me that the bank is willing to offer me a set amount of cash to help me move.... i tell the guy that i am just a renter and i dont own the property and he tells me that, "If you were the owner the bank would not offer you this, they would just kick you out"... so he asked me if i was interested in the offer and I told him that ,"I already paid rent, why not?!" so he told me that he would talk with the bank and get back to me soon.... not long after that they guy calls me back and tells me that the bank is willing to offer me $3,000 to move out within 30 days... I told him that $3,000 will barely cover moving expenses and not even cover security deposit on a new place and first and lasts months... I countered for $4,000 if they really wanted to help... my paper says i have 60 days.... bank is offering me cash for keys within 30 days... i think they are willing to pay the $3,000 to get me out sooner so i dont destroy the property... is this common for the bank to offer money? if so, dont mean to sound greedy but how much might i be able to ask for... this whole move is going to cost more then i can imagine... plus giving into account that I have been renting a 3 bedroom 3 bath condo in Orange County California for about 2 years now. I was doing Home Loans before the market went under and now I own a semi successful web design company. I pretty much only make enough for rent between my girl friend and I and since the market crash I now have bad credit from my previous High Cost of living expenses and my GF's credit isn't too hot as well. I have ALWAYS paid my rent in time but getting in contact with the "land lord" has been impossible... they are my only hope for a positive review on my excellent rental history for when I move into a new place. Now with having BAD CRDT and NO RENTAL HISTORY and also to make things worse... NO SECURITY DEPOSIT.... i dont really know what I am to do... thanks in advance for the advice. (more...)

Open Question: Landlord/Tenant issues~?
I have been living in my house since July 2008. There were still repairs that the landlord SWORE would be down before the move in date. They weren't by the time I moved in. Unfortunately I didn't tell him to add the repairs to the lease. There are no steps leading to the main door and there is just a piece of plywood to cover the hole where the steps should be. My son has had a very close call of falling in one time when the plywood moved slightly to one side. Unfortunately he wasn't hurt. When I tell the landlord to fix something it takes weeks and sometimes MONTHS to get done. I didn't get a mailbox until 2 months AFTER I moved in even after continuously harassing him for one. I have requested repairs since December 5th and still waiting. Is there a certain amount of time that a landlord has to fix something? If he doesn't fix something after a certain time can I do it myself and just take it out of the rent? I live in Ohio if that helps. Giggle - You are mistaken. By law he has to fix whatever needs to be fixed. So yes I can make him fix things if I have to. Otherwise he will be considered a slum lord. Quizzard - He didn't FIX a mailbox. There was no mailbox to begin with. My mail was being returned because the mailman had no place to put my mail. He finally bought one and had it put up 2 months after I moved in. *Unfortunately he wasn't hurt* - You know what I mean. Typos. Quizzard - You have no clue as to what you are talking about. Open Question: Artist, Custom Painters...HELP!! What do I put on a custom painted mailbox to stop & prevent further chipping?
The lady who painted it has passed away, so we are not sure what kind of paint was used. It's absolutely beautiful, but has a few chips in it & we need to know what kind of clear coat to put on it? Resolved Question: What do you think of my 1st draft, part 1 of my story for a book? Is my writing style any good?
The 7:44am alarm goes off in a completely darkened bedroom and is allowed to beep for 1 full minute. Slowly a hand come out from under the covers and reaches for the TV remote, aims and shoots to bring some human voices or some other reason into the room to wake him up. He hears the sounds from that familiar show that usually airs this time of day but it's still not enough to bring him out of what seemed like only 8 minutes of what was supposed to have been a 2 hour nap. A smile comes over his face as he remembers that e-mail that he'd sent to some chick that he spotted online in an Astrology forum the night before. He wondered if she had replied. She's a Capricorn sun with Aries rising and he's Aries with Capricorn rising. He thought that might be something worth exploring...although he was a little bit leery of her Leo Moon. He'd never gotten along with Leos Sun signs, for some reason. His X has Leo rising... but he was curious to see how that Leo Moon would operate. Then he thought to himself, "Curiosity killed the cat" and laughed out loud... Suddenly he hears a different voice on the TV announcing, "We interrupt your regularly scheduled program for a Special News Report". He listens for a moment, but hesitates to engage himself. These "special news brief" are usually nothing more than an update about the weather or a 20 car pile up somewhere in east Jabip...but he keeps an ear open, just in case it happens to be another 9/11 alert. He hears the announcer say something about::: the recent economic conditions, blah, blah, blah...:::the automobile industry, blah, blah...bankruptcy, blah, blah. Then the announcer mentions the name of the competitor company that he works for. They're laying off over 2000 workers, shutting down some operations and freezing salaries. That definitely gets his attention, but he's relieved when the broadcast ends without mentioning the company that he's working for. He's quite awake now, so he decides to get out of bed and check the PC, which he left running while napping, because it takes forever to restart if not. He goes straight to his inbox and notices that he has 1 new message. Sure enough, it's from that Capricorn chick. He quickly opens and reads, but is somewhat deflated by her polite but rather lukewarm reply. He mumbles something under his breath about chicks and Capricorn and crap and goes in to take his 8 minute shower at exactly 8:00 am. While in the shower, he keeps thinking about this Cappy chick. Although her reply was not that great, it seemed friendly. After all, he had only asked her a very general Astrology question. She didn't have to reply at all. So he thinks outloud, (to himself), "Maybe I'll send her another e-mail, tell her about my Aries Sun/Cap rising and see what she thinks of that?" "Yeah, that's what I'll do!" He abruptly ends his shower in 7 minutes and hurries back to the PC, toweling off along the way. He logs back in to her message and clicks, "Reply". He quickly types out his thoughts about their Sun/rising situation and asks her what she thinks...and presses "Send". He sits there for a few moments looking at the monitor, as if to get an instant reply and realizes that he's sitting there in a towel and the clock is still ticking. He continues on to shave, get dressed and leaves the apartment at 8:45 pm...leaving only 15 minutes for his 20 minute drive to work. He stopped by his mailbox to retrieve his mail. There were some junk advertisements, the water bill, a notice from his apartment rental office and a letter from his ex's lawyer. He jumps into his recently purchased gas guzzling but very well equipped SUV. He was able to get a really good deal on it and paid cash for it because of the rising gas prices and slow sales. Even though it was drinking its own weight in $4.00 a gallon fuel, he didn't have a monthly note, so he figured that canceled things out. Speaking of which, it was very low on fuel so he decided to stop by for a quickie on the way to work. Realizing that he was low on funds and payday was still 2 weeks away, he decided to put in only a quarter of a tank. He could make it back and forth to work - ONLY if he budgeted his speed and any other unnecessary trips and such. He arrived at work 5 minutes late, as usual. Nothing was ever said about that because he usually stayed 30 to 45 minutes after closing, without ever getting paid. He pulled up to his work station, parked and walked over to the main office building to greet his co-workers and put his microwavable dinner in the company frige. He'd pass through the front office and greet all the guys and gals at the counter. He'd always get a very warm and hearty greeting back. Everyone loved Charlie, he was so funny and nice...even if he was having a bad day. Charlie didn't know most of their names. These were mostly young manager trainees who were promoted and shipped out every 4 months. By the time you got to really kn By the time you got to really know one of them they'd be replace with another new face. There were a few that stood out but for the most part, they were just co-workers. Then he'd make his way towards the kitchen area, passing through the inner office and he'd speak to everyone there. He'd always say a special "Hi Flo!" to this one employee named Florence...and she'd cheerfully respond, "Hi Charlie!", most times without ever looking up from her work. On his way back through her area, he'd say "Bye Flo!" and she'd say, "Bye Charlie!" He and Flo had worked there the longest and knew each other better than the rest. They shared a lot of personal things in common and knew things about each others families. She was very attractive and extremely friendly, pure and sweet and had a great sense of humor. She's the kind of girl that you'd want to marry or clone for all of your close male friends and relatives to marry. Unfortunately for all the guys she was already very happily married But the thing that Charlie liked most about her was her voice...and the way she said his name...which is why she was the only one he greeted by name, just to hear her say his name. On this particular day, there was something different in her reply...her voice was heavy. She turned and looked at him and said, "Hi Charlie". He could see that her eyes were cloudy and her posture was slightly droopy. Their simple greeting was usually the extent of their conversation for the entire day but this was not usual for her or him. He wanted to ask her if everything was okay, but didn't want to call any undue attention to her. Charlie went in to deposit his lunch in the freezer and got 2 bottles of water to take back to his office. When he came back through the inner office, Flo wasn't at her desk. That wasn't a big deal, but it wasn't a little one either...after her response. Charlie shrugged it off and made his way back to his work station but tried to justify Flo's actions in his mind. She was known for being very emotional. He remembers how she teared up when she told him that she and her husband were getting a new house...and how one day, she left for lunch upset with a customer over the phone and said that she was never coming back. He was just hoping that it wasn't anything seriously wrong. When he arrived at his work station, Flo was there with a very heavy message for Charlie. ... Do you think it's any good, so far? Resolved Question: Our tenant left the apartment a filthy mess, what can we do?
Our tenant left the keys in an envelope in our mailbox. He had told us he was leaving mid Dec. and did pay for the whole month. We also still have security deposit. We just went down there to check out the place and it is a utter disaster! Every inch of the place is covered in mice feces, cans, bottles, food items, cigarette butts ground into the floor and walls, etc. He also left some clothing items and stuff. It is disgusting!!!! The carpet, walls, doors are ruined! It will take months to fix and clean and sanitize it!!! I never imagined in my life how someone could live this way!!! It is an utter disaster!!! We took pictures of it and bagged up his stuff. What are our legal rights? We live in NY state. Thanks for all the replies so far. The tenant has not answered our phone messages and has left no forwarding address. The mailman came by yesterday and told us that he used to live on another block and when he left there he did not leave a forwarding address either. I wish I would have thought about the video camera, I did take pictures but the video would have been even better. It is really disgusting! Resolved Question: What is wrong with my Windows XP I keep getting ?
a tiny box with a red x inside where there is normally a picture or icon. Examples: On Ebay items sold screen the Paypal icons and "sold" "dispatched" icons are not visible. On multimap.com the maps aren't visible and there is a box with a red x where the arrow pointing at my house should be. Even the Microsoft update page is covered in boxes with red crosses instead of the graphics that should be there (I checked at an internet cafe). If I right mouse click on the x to "show picture" nothing happens? Also pages are very slow to load and I keep getting error messages "Internet Explorer is unable to open .......... whatever the web-page is" I click OK to this message and then hit refresh and the web-page loads perfectly the second time? Happens a lot on Ebay and YA especially when I check emails in my Yahoo mailbox. I have Windows XP Home version with Internet Explorer 7.0 and the free AVG version. Yesterday I did a whole computer scan which showed no viruses and my protection is "up to date". Today I've checked the Microsoft help pages and no updates are necessary on my computer at this time. Resolved Question: Lost bet to GF - Do you think she is misinterpreting my penalty?
My GF & I were debating who had more guts and so I bet her that she would not go outside in the snow, in broad daylight & make two snow angels on the front lawn dressed only in her thong bikini swimsuit. She said if she did it I would have to wear thongs and bras for a week and and could not cover them up as long as we were at home. I did not agree at first and she quickly said she would make 4 snow angels and I could decide when she had to go out to make them but then I would have to do whatever chores she told me to do for the week. I agreed figuring that I would tell her to go out at about 2:00pm when the high school kids were heading home (I figured she would never do that). Much to my surprise she did it though and as soon as she came in and showered she handed me a pink thong and bra and told me to get them on. Once I was dressed she took some pictures of me then told me that the dishwashed needed to be emptied, the floor washed etc. That was yesterday, this morning she told me that she wanted me to put some mail out in the mailbox. I started to go for my clothes but she said "we" were not leaving home I was just going out to the mailbox. I told her that I did not agree to go outside in a bra and thong but she maintains that I agreed to do the chores she told me to do and that going to put mail in and get mail from the mailbox is a normal chore. Furthermore she said that things like answering the door if she tells me to also is a normal chore, as is taking out the garbage etc. We agreed to post the issue here and will abide by the majority opinion. Should I be allowed to cover the thong and bra if I have to go outside or if someone were to come to the door as I maintain or is my GF right to have me do anything around the house dressed on in the thong and bra like she maintains? Resolved Question: How to get paperboys/girls to stop leaving flyers?
What I've done is left a large bold note for these gentleman and gentlelady's of the early morning to stop leaving there flyers/papers/etc in our mailbox. I mean, we simply throw them in the corner of the porch and it's growing, I know the monotomy of the job must make them neglect logical reasoning, but my our porch is literally covered in flyers. Clearly stop bringing them, the scene would be enough to pass over our home. I have a frat and we've never even seen these little phantoms fuckin deliver them! I don't care for small town news or sales at bestbuy, had our lifestyles permitted it, I'd be up to personally tell you, but internet... What should i do? I'd like everyone to observe response #2 and make it at least marginally more reasonably intelligent, thankyou. Alright, I don't know know how to respond to response #3, other than I'm quite thankful i'm in your "preys" and gawd blass amurika (more...)
