Resolved Question: Do mortgage lenders take local demand for your occupation into account when evaluating your application?
My husband and I would like to buy a house by June of 2009, when our current apartment lease expires. With the national economy tanking we're worried that we may not get approved simply because my husband will only have a year of full-time salary history. My husband is a first year software engineer for a small (but well established and carefully managed) defense contractor whose biggest customer is NATO. We live in Huntsville, Alabama; a hot bed of high tech jobs primarily in the aerospace, electronics and defense industries. The city actually has the 3rd highest concentration of software engineering jobs in the country, behind Boulder, Colorado and Silicon Valley. The city's economy is relatively strong yet has a very low cost of living. My husband graduated from college in May of this year and currently makes a starting salary of 50K a year. He's only been on the job for 3 months but has made himself virtually indispensable to his boss. The company is working on an addition to their product that only he has the skills to implement so his salary is expected to rise at least somewhat during the company's annual evaluations this winter. We don't want to borrow much in relation to our income. I was doing some research on the local real estate market and the type of properties we're interested in (3 bedroom ranchers under 1500 square feet on 1/2 to 1 acre lots outside the city) have an average asking price of $110,000 and aren't selling very well. Most of the houses I found in online listings were completely vacant, which means more negotiating room for me. I'm hoping to find someone ultra desperate to sell and get them down to $90,000 or even $80,000. Our credit score is around 720 and our debt primarily consists of low interest student loans and a small loan for the motorcycle my husband uses to commute to work, which we plan on paying off soon. We have a fair amount of money in savings and try to save 15 to 20% of our take home pay We're eligible for multiple first-time buyer programs in our state but I'm getting a little anxious about qualifying for the loan. We really want to get out of apartments because every time we rent we're cursed with a smelly and/or noisy neighbor. (more...)

Me and my family are looking to relocate to the Las Vegas Area some time with in the next two years. So I am researching it on the net. I am interested in Henderson or maybe Boulder City. I have been to Las Vegas many many times and I have family living there. I dont want to be that close to the city. Maybe in the country if you know what I mean. I dont want to live where neighbors feel more like room mates. Henderson real estate seems pretty exspensive. Any ideal on Real Estate there that dont cost an arm and a leg for a home with a litte property to work with? (more...)

Best spots (not in order of preference): Henderson/Green Valley (southeast) Summerlin (west/northwest) Southwest (south of Charleston, west of Buffalo) Centennial Hills (northwest: not great and probably a long commute, but some affordable homes in a nice area) Boulder City Anthem/Seven Hills: south valley and east of I-15 Mountains Edge/Southern Highlands: south and west of I-15 Avoid: North Las Vegas Northeast (e.g. Nellis Blvd, Sunrise Manor) Central Downtown East (Winchester, Paradise) this is what i found dated 2006. Brother and sis-in-law live NW 89131, they want me there-offer no additional help, lol. What are these 'good' zip code? how about 89074 area 602. is this green valley? and 89117, 89147? is this summerlin and S of Charlseston and West of Buffalo? I need this to search the real estate. Fort Collins is a great place to live, employment up, schools are great, real estate same, people friendly and weather great. Just don't know if I should just up and go and then worry about a job later which should be no problem. Denver and Boulder are nearby. Please advise, thanks!! (more...)

Resolved Question: What's the better undergrad major?
Ok, I'll try and make this short and sweet... I can't decide what to major in...and where! I want to do work in the investment/securities field(s) (Investment Banking, Real Estate, Stocks/Bonds, Insurance...I think you get the idea). What would be my best option? Should I get a BA in Economics with an emphasis in Business? Or, a BS in Business Admin...with emphasis in Finance? I plan to go on and get an MBA after...and I'm sure you can tailor those those finance, so I'm not sure if that makes a difference. Next, which school would be better between CU Boulder and DU Denver for undergrad? I know DU has a 5 year MBA program...are those good? Note: I want to work for myself, and therefore I really won't be trying to impress anyone school wise, but I want a good education, and one that I really come out of it learning stuff. I have a half schlorship (can be taken away if GPA falls in college) from DU. Nothing from CU, but it's cheaper there even with the scholarship. (more...)

Hi, I'm a 27 year old female with a need for mountains, so I am currently saving up money for a move towards Denver (most likely Littleton or Boulder as I know people in those areas). I have a couple questions however... I have a 3 year old Chow Chow which rules out a lot of apartments, can anyone recommend either a good real estate agent or a good place to contact for apartments that might allow a chow?? I am a Mental health therapist, with 3 years of experience and currently trying to obtain my LPC, does anyone know how difficult it is to transfer a license? Could I find jobs if I wasn't able to get my license immediately? How much does the average LPC make in that area?
