John Wayne and Maureen O'Hara were born to star in "The Taming of the Shrew," and this is the closest they ever got. Wayne plays a cattle baron whose estranged wife (O'Hara) wants a divorce. The film is basically one long, funny brawl between them, ending with a mud pit melee and Wayne publicly spanking O'Hara, which doesn't look quite so politically correct anymore. This is no great shakes--director Andrew V. McLaglen is simply hosting a party here--but it's worth a few chuckles and the stars' broad performances. --Tom Keogh

Open Question: Advice needed: Buying a Foreclosure property?
I am interested in capitalizing on the economy by purchasing several foreclosures but I know little about how to go about it. I really appreciate your advice!
If you buy a foreclosure can the buyer come back later to reclaim or is that only with tax sales?
What is the best way to buy a bargain house or homes with the hope that they will appreciate once the market recovers (whenever that will be!)? I've heard of houses selling for $1, 000.00 in Detroit- I would like to get half a dozen of them. How do you go about doing this- are there lists of these- I live in NJ. Is it risky? Are there better types of properties to buy vs. foreclosure, e.g. tax lien; for sale by owner; estate, etc?

Open Question: Is renting out a home while in another state a good idea?
I live in california right now & looking to buy a home & move out of california but I'm not ready to make the move just yet. There are some pretty good opportunities I've seen in other states to buy a home. I want to buy it & just rent it out for the time being. But I've read that this can be a headache collecting rent & having to deal with the renters while in another state, but I've also heard that its not that big of a deal. I had someone tell me that he uses a real estate agency to collect the rent for a fee. This would be my first home. Should I wait or should I buy now?

Open Question: How can I take control of my life again?
Hi everyone! I am 25 years old and would have never thought, I would be where I am today. My question is how can I regain control of my life. For the past 3 years. My life has done a complete 180. I had a wonderful career as real estate broker. I had everything going for me the sky was the limit. About 3 years ago my parents asked me to move closer to home, to help with taking care of my grandparent. So I did move back to be able to help out. Little to my knowledge they expected me to do it all. I was ok with helping out because my schedule is very flexible. But now thats all I do. I lost my job because I was always dealing with my grandparents. I lost a wonderful relationship with a wonderful man because I was not giving him any of my time. I am lost for words at the position I am in at the moment. It seems as soon as a door opens. Something else happens and I miss that chance to rebuild my life. My parents are well aware of my situation. I feel they are ignoring it just to continue living their lives. How do I tell them this isnt the way its going to be anymore? My parents and I do not have a strong relationship. Every time I try to sit down with them and talk about this it blows up in my face. They just start to yell at me and tell me that I am being selfish. Am I wrong for wanting to live my dreams. I have expressed to them that I will still be able to help out. But I am not going to be able 24/7. How can I do this with out causing more ripples in the water then there already are. I have no one to talk to about this. Seeing that I have lost contact with alot of my friends.

Open Question: My rental condo is in FORECLOSURE... the bank offers me cash!??!?
hey everyone... Just got home from a 2 week vacation... I have been renting a 3 bedroom 3 bath condo in Orange County California for about 2 years now. Yesterday morning someone brought over a paper informing me that the condo went under foreclosure and I have 60 days to move... This is the first I have heard of this... you can not see the door numbers clearly on the door so maybe they have posted some papers on someone else's door and it never found the correct location, or maybe the wind, who knows.... in any case here is what happened... after finding out our home will soon be taken out from under us and checking the mailbox after our 2 week vacation and finding more info about the foreclosure im pretty sure its solid. I tried to contact the land lord MANY TIMES with no results... I have paid my $2,300 rent at the 1st of this month and the check was cashed on the 2nd... im pretty much thinking that im 100% screwed...
the letters say that the condo was purchased by another Bank and not a private party or individual...
this morning I get a call from the guy in charge of the newly acquired real estate who is in direct contact with the bank... He tells me that the bank is willing to offer me a set amount of cash to help me move.... i tell the guy that i am just a renter and i dont own the property and he tells me that, "If you were the owner the bank would not offer you this, they would just kick you out"... so he asked me if i was interested in the offer and I told him that ,"I already paid rent, why not?!" so he told me that he would talk with the bank and get back to me soon....
not long after that they guy calls me back and tells me that the bank is willing to offer me $3,000 to move out within 30 days... I told him that $3,000 will barely cover moving expenses and not even cover security deposit on a new place and first and lasts months... I countered for $4,000 if they really wanted to help...
my paper says i have 60 days.... bank is offering me cash for keys within 30 days... i think they are willing to pay the $3,000 to get me out sooner so i dont destroy the property... is this common for the bank to offer money? if so, dont mean to sound greedy but how much might i be able to ask for... this whole move is going to cost more then i can imagine...
plus giving into account that I have been renting a 3 bedroom 3 bath condo in Orange County California for about 2 years now. I was doing Home Loans before the market went under and now I own a semi successful web design company. I pretty much only make enough for rent between my girl friend and I and since the market crash I now have bad credit from my previous High Cost of living expenses and my GF's credit isn't too hot as well. I have ALWAYS paid my rent in time but getting in contact with the "land lord" has been impossible... they are my only hope for a positive review on my excellent rental history for when I move into a new place. Now with having BAD CRDT and NO RENTAL HISTORY and also to make things worse... NO SECURITY DEPOSIT.... i dont really know what I am to do... thanks in advance for the advice.

Open Question: 100% equity in home... need loan advice?
hey all,
i'm a 21 year old college student majoring in music (production/recording). i just purchased my 1st home cash/outright.
i lost my mom in 2001 when i was 13 and used the modest life insurance policy she left for me to purchase the home. after losing my mom i moved in with my grandmother and lost her in 2004 after a year long battle with cancer. she left me a 1400/mo inheritance which i have been using for my education and related expenses. this $ is from her interest in a family business and will continue uninterrupted until her siblings sell the 2 commercial buildings they own and rent out. unfortunately i am a silent partner with no voting power and/or the ability to borrow and/or cash out of my interest in the co.
i have 100% equity in this property and its TAX ACCESSED value is 200k. just before i purchased the property i bought (cash/outright) 50k of landscape equipment and will be self employed/full time in the spring of 09. my education is almost complete...1 more semester and will continue on a part time basis. at this moment i have 10 weekly customers (800/wk or 3200/mo) and am looking to increase that # to 20-25 by spring. my property will also generate income...it consists of a 4br house, 2 br cottage, 2 car garage and is zoned "village commercial". with this zoning, there is an option to rent part or all of the property to certain types of business... pottery shop, general store, real estate office, bar/restaurant, etc. i have a couple ready to sign a contract for the cottage (1200/mo) and 2 roommates to share the house with me (600ea/mo). i also have the option to rent out a small commercial suite on the 1st floor of the house (1000/mo). my long term plan is to use this (comm) space for my professional recording studios... not ready ($).
although i do not "technically" have a declared income (yet), can i get a 100k loan using my property as collateral? moreover, can i use the rental, inheritance and landscape as income NOW, or how long do i have to wait to "technically" be considered a landlord and/or small business owner? i know i can handle this loan without any problem just with what i make right now. sad thing is... had i closed just a few months prior, it would have been "rubber stamped" by any bank and/or mortgage co. the way i found the property right up to the closing was done unconventionally... i am UNAFRAID to think and/or act out "outside of the box". any information and/or suggestions will be greatly appreciated. hope all is well. have a good one.

Open Question: I found a Real Estate company on my credit report that has nothing to do with me. What do I do?
Hi. I recently checked my Credit report and realized there was a mortgage company on it. I live with my parents and in college, i have never spoken to these people and not looking to buy a home any time soon.
Well, i disputed the error online to the website and still waiting for a reply. I went to the actual office that showed up on my account and immediately the man began to deny anything as if I were accusing him and told me over and over that he can't do anything about it. i gave him a phone number to reach me at to make sure he finds out by Monday (Jan 12, 09). Right before i left, he told me in a jokingly manner, 'Don't call the police on me'..and that made me real suspicious.
What should i do if i cant afford a lawyer or anything like that. anything would help, thanks. P.S. my credit score hasn't gone down, yet.

Open Question: Have Arizona Real Estate license and want low commission Broker?
I have an active real estate license in Arizona, but am not actively practicing real estate. My current broker is allowing me to keep my license at his firm (a commercial real estate firm).
I now want to purchase a house and use my license to act as my own buyer's agent, but need a broker that will allow me to stay inactive except for the rare case I buy or sell a home (or help a friend) with no monthly fees and a low commission split.
Anyone know of an Arizona Broker house that I could hang at?
To clarify...I want MLS access, but my Broker doesn't have it. When I switch to a new Broker they will likely have it and then I just need to pay for myself.

Open Question: Should dying father be required to make unpaid child support payments for child he's not seen in 18 years?
My nursing home roommate's son is seeing him for the first time in nearly 18 years. The mother ran off with the child, without notifying the father or child support enforcement. Not knowing where to send the support, they discontinued the collection process. Now that the son has found his father and has come visit him, the mother feels the boy has turned against her, so she's filed an enforcement action against the father. He has Stage 4 Pancreatic Cancer and will be getting moved to a hospice center soon. He's living on VA disability payments. She going after attaching his payments, as well as his estate, reducing what the boy and his younger children from a second marriage, will get. Is she right?
It should be noted that 18 years ago there were no ways to find someone like today. A few of you think he was just not paying. He didn't know where to send it.

Open Question: Thought about jazzing up your home/office with original art?

To go to the store, and pick out pictures is no art at all. The idea of having a painter or artist come out to your home and create designs that work for your place and flavor sounds expensive.
What if you didn't have to deal with either.
Although by profession I am a real estate broker, my passion has always been in visual arts, and creation.
The Deal: I want to build up a portfolio, and cover expenses. Willing to work with a small budget, but create big things that make your home/office blossom.
