Open Question: Tax question - average income; higher than average charitable donation?
We are a two-person household, married filing jointly, no kids. We normally take the standard deduction, but last year we itemized because we had medical expenses in excess of 10% of our income. We normally give about .5% to 1% of our income in tax-deductible charities per year, which we don't put on our taxes because it doesn't meet the minimum for deductions. Now, to my question: this year, we moved my mother in law out of a large home and into a small condo. She had rooms full of new clothes, appliances, and furniture that she gave to us. We ended up donating most of it. We have faithfully kept the receipts all year, but now that it's close to tax time, we're worried that it will look odd and cause suspicion. We have receipts that show charitable donations for about 13% of our income. That doesn't count the 1.8% of our income that we donated in cash to other tax-deductible causes. I am looking for advice about how to add this to our taxes. While I've kept receipts, some of these furniture donation places just fill out a form showing the items you donated - they don't assign a value. And some of the churches who took the clothes just gave us forms stating that we donated 6 boxes of clothes - it gives no clue to the value, the size of the boxes, or the number of items. I also wondered about the percentage of your income that you must donate before you can get a deduction (I thought it was 3%, but that could have been from when I was in a different bracket). Combined, we make about $110,000, so that's our current bracket. Any advice is greatly appreciated. (more...)

Open Question: What do I do? My youngest child doesn't want to come home from grandma's house.?
My mother watches my children while I work. I am a single mom that is fortunate enough to work one job. I work to five in the evening and then head out to pickup my children. My youngest one is getting to the point that she doesn't want to come home with me. It upsets me because I feel that I already lose precious time by having to work a full-time job. I know that here they have a bedtime, rules and they sleep in their own rooms. At my mother's house, they sleep with her, stay up late and can do no wrong. I feel as though my mother is trying to live her life and dreams of being a mother again through me. It devastates me that my little girl doesn't want to come home. Sometimes I give in and let her stay. If I take her out the door, screaming and crying, my mother says that she can stay and not to make her cry. But what she doesn't realize is that I have only a few hours in the evening to spend with my children during the week. She sees them more than I do and she doesn't see my point of view. How do I handle this situation with my little girl and grandma? I am beginning feel as if my feelings and motherhood doesn't matter. I have talked some, with my mother, and she doesn't seem to get the picture. I have even considered daycare but my income cannot handle the expense and I do not qualify for any assistance. I just feel as if I am stuck between a rock and a hard place. (more...)

Open Question: 100% equity in home... need loan advice?
hey all, i'm a 21 year old college student majoring in music (production/recording). i just purchased my 1st home cash/outright. i lost my mom in 2001 when i was 13 and used the modest life insurance policy she left for me to purchase the home. after losing my mom i moved in with my grandmother and lost her in 2004 after a year long battle with cancer. she left me a 1400/mo inheritance which i have been using for my education and related expenses. this $ is from her interest in a family business and will continue uninterrupted until her siblings sell the 2 commercial buildings they own and rent out. unfortunately i am a silent partner with no voting power and/or the ability to borrow and/or cash out of my interest in the co. i have 100% equity in this property and its TAX ACCESSED value is 200k. just before i purchased the property i bought (cash/outright) 50k of landscape equipment and will be self employed/full time in the spring of 09. my education is almost complete...1 more semester and will continue on a part time basis. at this moment i have 10 weekly customers (800/wk or 3200/mo) and am looking to increase that # to 20-25 by spring. my property will also generate income...it consists of a 4br house, 2 br cottage, 2 car garage and is zoned "village commercial". with this zoning, there is an option to rent part or all of the property to certain types of business... pottery shop, general store, real estate office, bar/restaurant, etc. i have a couple ready to sign a contract for the cottage (1200/mo) and 2 roommates to share the house with me (600ea/mo). i also have the option to rent out a small commercial suite on the 1st floor of the house (1000/mo). my long term plan is to use this (comm) space for my professional recording studios... not ready ($). although i do not "technically" have a declared income (yet), can i get a 100k loan using my property as collateral? moreover, can i use the rental, inheritance and landscape as income NOW, or how long do i have to wait to "technically" be considered a landlord and/or small business owner? i know i can handle this loan without any problem just with what i make right now. sad thing is... had i closed just a few months prior, it would have been "rubber stamped" by any bank and/or mortgage co. the way i found the property right up to the closing was done unconventionally... i am UNAFRAID to think and/or act out "outside of the box". any information and/or suggestions will be greatly appreciated. hope all is well. have a good one. Open Question: Are we gonna lose our home?
Bought a home for $350,000, tax assessment is now at $308,000, but homes aren't selling in our neighborhood, not even for $200,000. We are about to go 30 days late on our mortgage payment. We have been pulling nearly $1500/month from our credit cards since September in hopes that we'd be able to figure out the finances and that my husband's job hours would pick up, but they haven't, which means our credit debt is now up to $30,000. I have student loans totalling $48,000; payments on the $30,000 direct loan comes due in February (after 6 month forbearance) and the other $18,000 private loan just got approved for forbearance until October. We have a $375 monthly car payment and a 1 year old. We also got sucked into a timeshare back in 2005, which has a principal of $9000 and costs us approx $180/month. SOOOO, what do we do? We can no longer afford our lifestyle, but have trimmed back on ALL extraneous expenses, including phone, cable and internet. We have turned in loan relief papers to both our first (80%) and second (20%) mortgage holders, but those take anywhere from 30-45 days to even be processed. Meanwhile, my income has taken a $300/month hit, even though I've stopped contributing to my retirment. Question: Is there any hope for us? Or do we have to sit back and watch our credit score (currently 760) drop to hell and our credit report get stained with 30-, 60-, 90-day late... Should I quit paying the credit cards and make the payments on the house instead? What's better in this economy, to stop paying credit cards or stop paying our mortgage?? (more...)

Open Question: Playing catch up to fulfill family dream, but need HELP!?
Hi guys, I was laid off a few months ago after working in corporate America for quite some time. My husband and I have always felt very strongly about me being a stay at home mom, but it just never seemed feasible. Now that I've had the time to really do the research, crunch the numbers and create a spectacular budget, it seems that it just might work! The thing is, we have drastically cut our spending in every area possible, but that has only been over the past month or so. We didn't do that right away as soon as I was laid off like we should have, and kept our previous spending habits at first. Now, we've maxed the credit cards (about $2500 between the two) and are a month behind on one of two car payments. We've also got a $200 balance on last month's rent tacked on to this month's which hasn't been paid yet either... to name a few. So, my question to all the experts out there and to people who've been in our situation before is... what's the best way to catch up on the past due stuff in order to start following the fabulous budget you've created? p.s. I know a lot of you might say the fastest way would be for me to get another job, but there are more expenses for us that are associated with me having a job than to not have one. And if this budget I've created will be workable, we can thrive on my husband's income anyway... Please help. Thanks!! (more...)
